Standard Management

CLM’s Standard Management service is the first of our two levels of full management. Under this service CLM will:

  • Meet with you to discuss preparation of the property and the rental figure
  • Advertise and market the property through the internet, newspapers and our own literature
  • Arrange and accompany viewings
  • Reference applicants
  • Prepare the tenancy agreement and other legal documents
  • Notify utility companies of the occupation of the new tenants and supply meter readings
  • Collect one month’s rent in advance and one month’s rent as a deposit
  • Register the tenants’ deposit with a government approved scheme
  • Carry out a full video and photographic inventory and schedule of condition
  • Monitor the monthly rental payments, including receiving payments from the tenant and forwarding them to you by bank transfer on the last working day of each month
  • Chase any rent arrears should they occur (7, 14 and 21 day letters)
  • Prepare a monthly statement of account for tax purposes
  • Carry out quarterly inspections of the property
  • Arrange re-signs at the end of a tenancy period
  • Carry out a further video inventory upon the tenants’ vacation which can then be compared to the first
  • Make deductions from the tenants’ deposit when necessary
  • Renew gas, electrical and Energy Performance certificates as required
  • Monitor maintenance issues when they arise

You will receive reports including updates on the condition of the property following quarterly inspections. Recommendations will be made of works that may need to be carried out following our findings and tenants’ reports.
