Prior to the accepted applicant moving in CLM will carry out a full video inventory documenting all fixtures and fittings in the property, the current state of decoration and any particular points of interest throughout.
A written account of the video inventory is then made and shared with the tenant who can raise any disagreements they might have, allowing CLM to make adjustments if necessary. This is then considered a true account of the condition of the property when the tenants moved in.
Similarly, after the tenants’ vacation CLM will conduct a video inventory out, allowing for strong evidence to compare before and after the tenants’ stay at your property.
Any damages that come to light when the tenant has vacated the property can then be deducted from the tenants’ deposit after being checked against the original inventory. Of course, an element of wear and tear should also be taken into account, in line with the deposit regulations..
