Signing of contracts
Once you have approved the referencing, CLM will prepare the Assured Shorthold Tenancy Agreement. This agreement will detail the landlord and tenants’ details, length of tenancy, rental figure and information regarding the deposit. CLM will be happy to provide you with a copy of the tenancy agreement prior to it being signed should you wish.
Agreements are usually signed for six months initially. It is also an option to accommodate a 12 month contract if you prefer. At the end of the initial contract, there are three ways in which to proceed:
- Re-sign an Assured Shorthold Tenancy Agreement for a further six months
- Re-sign an Assured Shorthold Tenancy Agreement for a further 12 months
- Maintain the existing agreement, which becomes what is called a roll on ‘periodic tenancy’ – during this time your tenants are able to give one month’s notice at any time and you are able to give tenants two months’ notice
